PROJECT OVERVIEW
Following a Request for Proposals, the City of Portland, Oregon, and the Portland Development Commission are partnering with LAB Holding, LCC for redevelopment of Centennial Mills. Acquired by the City and PDC in 2000, Centennial Mills is a 4.75-acre site prominently situated on the Willamette River and adjacent to the Pearl District, one of the city’s most dynamic neighborhoods. The site offers an exciting and singular opportunity to create a riverfront landmark in Portland, while preserving a unique piece of the city’s history.
LAB Holding’s SEED development concept will preserve the site's historic fabric with a focus on Portland's culinary eateries and entrepreneurs, as part of celebrating the local environment and the site's agricultural heritage. The team has completed due diligence and schematic design (pdf). This work, and a refined tenant program and financing plan will inform the negotiations of a Disposition and Development Agreement, anticipated by fall 2010.
Simultaneous to the redevelopment of Centennial Mills, the final schematic design for The Fields Neighborhood Park is underway. The park is anticipated to largely be an unprogrammed, grassy space flanked by a children’s play area and dog park, to complement the other two nearby parks, Jamison Square and Tanner Springs Park. The Fields is being designed by the Office of Cheryl Barton and is anticipated to begin construction in early 2011 and to be completed by fall 2011. Centennial Mills and the park will be linked by a pedestrian bridge.
